At the annual meeting of the National Association of REALTORS® (NAR), currently underway in San Diego, the Board of Directors voted to implement proposed changes to IDX Policy regarding listing attribution.  

In a rare collaboration real estate giants Realogy and Zillow have pushed for the changes while some Multiple Listing Services (MLS) were strongly opposed. The policy goes into effect on January 1, 2022, MLSs will have until March 1, 2022, to implement the new policy. The new policy follows:   

“Internet Data Exchange (IDX) Policy, Policy Statement 7.58 

Policies Applicable to Participants’ IDX Websites and Displays  

  1. An MLS Participant’s IDX display must identify the listing firm, and the email or phone number provided by the listing participant in a reasonably prominent location and in a readily visible color and typeface not smaller than the median used in the display of listing data. 
  2. Requirements that MLSs May Impose on the Operation of VOWs and Participants, Policy Statement 7.91.
  3. Any listing displayed on a VOW shall identify the name of the listing firm, and the email or phone number provided by the listing participant in a readily visible color, and reasonably prominent location, and in typeface not smaller than the median typeface used in the display of listing data.

The changes were adopted after most of the controversial aspects of a listing attribution proposal had been removed.  The original proposal included a requirement that the listing agent attribution be prominently displayed the same as any other contact information or lead form on the website.
