Market Analysis & Appraisal of Small Residential Income Properties provides students with necessary background information establish value and identifies key elements of market analysis of two – four-family and multi family properties and distinguishes which features and characteristics are important to a Market Analysis or an Appraisal.

Students will also learn how to analyze income and expenses and how this analysis is used in either an Appraisal or Market Analysis.  Appropriate income methodologies and how the appraisal approaches apply to income-producing properties are also discussed.

Topics will include:  Property Compliance Issues, Leases, Potential and Effective Gross Income, Net Operating Income, Fixed & Variable Expenses, Overall Capitalization & Yield Rate, Operating Income Analysis, Income Approach, Sales Comparison Approach, Cost Approach,  Preparing and Understanding Reports…

No test required for CE Credit.
