Valuation of Land and Residential Sites NY Approved RE CE 7.5 Hr

Stressed over preparing a CMA for land? Land value analysis is very different than valuing residential housing. Valuation of Land and Residential Sites for Real Estate Licensees is a unique 7.5 Hour CE Course for Real Estate Licensees in the classroom. The course will cover Basic Concepts of Land Valuation and factors affecting the valuation of land including physical, economic, governmental, and social factors and finally the collection and analysis of data for proper valuation.

Market Analysis is an important area of study for a real estate professional.  Identifying and analyzing market forces affecting the buyers’ and sellers’ behavior is key to understanding valuation.  This course is designed to give students the tools needed to properly collect and analyze market data.  Markets, sub-markets, market segmentation, supply side analysis, demand analysis and the importance of market analysis.  Understanding property valuation is key to real estate licensees meeting their fiduciary duties.

Basic Construction Refresher

The Basic Construction Refresher course is designed to review fundamental construction methods, both old and new, in residential real estate. The course covers construction from site preparation through completion. Major components of a house are identified including building materials and mechanical systems. Further, the course reveals “red flags” that are discernible to agents and appraisers when inspecting a home for a listing, sale, or valuation. Finally, the course describes how physical and functional issues in houses affect value.

Ethics, Agency, Fair Housing

The course provides a thorough review of ethics in real estate intended to give the licensee a more complete understanding of professional business practices.  This course presents a refresher on agency relationships and disclosure obligations as well as fair housing and discrimination. It also examines various laws, thus giving context and perspective on ethical behavior.  The course presents a thorough look at the Code of Ethics and Standards of Practice of the National Association of REALTORS® and its dispute resolution process.  Finally, it provides insight into applying ethical behavior to all manners of business activity and communication, including social media. Satisfies NAR Quadrennial Code of Ethics requirement, 3.0 Hour Fair Housing NYS DOS requirement, and 1.0 Agency NYS DOS requirement.

Valuation of Small Residential Income Properties

This text identifies key elements of market analysis of two- to four-family and multifamily properties and distinguishes which features and characteristics are important to a licensee’s analysis. Students will also learn how to analyze income and expenses and how this analysis is used in a valuation of an income-producing property. Appropriate income methodologies and how they apply to income-producing properties are also discussed.
