How to Get a New York Real Estate License (Step-by-Step Guide)

Becoming a licensed real estate agent in New York is a straightforward process when you understand the steps. This guide walks you through exactly what is required, how the process works in real life, and how to get started.

Step 1: Meet Basic Requirements

• Be at least 18 years old
• Have a valid NYS DMV-issued ID or NYS Driver’s License

The NYS Department of State verifies your identity through the DMV system and uses that information when issuing your license.

Step 2: Complete the 77-Hour Pre-Licensing Course

You must complete a NYS-approved 77-hour real estate course. This can be completed:

• In-person (Syracuse)
• Live stream ((via Zoom) same schedule as In-Person
• Online at your own pace and schedule

Step 3: Pass the Course Final Exam

You must pass your school’s final exam before you can apply for your license.

Step 4: Take the NYS Licensing Exam

You may schedule and take the NYS licensing exam before completing your course, although most students choose to finish the course first.

• Passing score: 70%
• Multiple-choice format based on the 77-hour curriculum

What To Bring to the Exam

• Valid government-issued photo ID (must be current)
• Driver’s license or NYS non-driver ID
• Passport, military ID, or other approved identification
• “Summary of Your Submission” page from eAccessNY (includes your candidate number)

Exam Site Policies (Important)

• Calculators allowed (non-printing, no alphabet keyboard)
• Cell phones and electronic devices must be turned off
• No books, notes, or reference materials
• No food or beverages allowed
• No guests or children permitted
• Violations can result in dismissal from the exam

Score Reporting

• Results are reported as pass or fail (no numeric score)
• Results are available in your eAccessNY account
• Passing results are valid for two years
• If you fail, you may retake the exam

Step 5: Find a Sponsoring Broker

You must be sponsored by a licensed real estate broker to activate your license. Many students begin speaking with brokers while still in the course.

Step 6: Apply for Your License (eAccessNY)

• Submit your application online through eAccessNY
• $65 Salesperson License fee
• $185 Broker License fee
• Payment is made electronically with a credit card

Your sponsoring broker does not “approve” your application. Instead, they accept the association of your license with their brokerage through the eAccessNY system.

Once your broker accepts your association, you are authorized to begin working as a real estate salesperson.

Your paper license and pocket card will be mailed to your broker (typically within 4–6 weeks). The broker retains the paper license and provides you with your pocket card.
